The average 30-year fixed rate mortgage was 6.29% yesterday, unchanged since the day before. The 15-year fixed mortgage rate stood at 5.4%, the same as one the day before. The 30-year FHA mortgage averaged 5.64% yesterday, having stayed the same. Meanwhile, the 30-year jumbo mortgage rate was 6.77%, reflecting no change.
The bigger picture
"Fear of bursting investment bubbles. Concern the economy is slowing. Pressure on investors to cash in profits. These forces are colliding in markets, leading to the sharpest intraday swings for stocks in months and leaving investors bracing for more," said The Wall Street Journal on Saturday. That article's headline read, "Wall Street Goes on a Wild Ride: ‘No One Was Expecting This’."The Journal's "bracing for more" suggests markets are far from settling down. But, for mortgage rates, there's reason to hope for only limited volatility.
Stock markets tend to endure extreme movements fueled by adrenaline and sometimes testosterone. Bond markets, one of which largely determines mortgage rates, have reputations for their caution and conservatism. So, while bonds often shadow stocks' wild movements, they generally do so in more muted ways.
Tomorrow's inflation report
The September consumer price index (CPI) was posted a month ago, on Oct. 24. Only some data will be available for the October report, and that will be rolled up within the November one, which will be published on Dec. 18.
So far, only one inflation report, the producer price index (PPI) for September, is scheduled for publication before then. And that's due tomorrow.
Stock and bond markets, the Federal Reserve and others will likely pay close attention to tomorrow's PPI, if only because of its scarcity value.

What's coming up?
Although economic reports are usually the main drivers of changes to mortgage rates, they're not the only ones. The general mood in markets and economically consequential news can also affect those rates. News items concerning employment, inflation, tariffs and deficit funding are especially influential at the moment.
With the government reopening, we can anticipate the publication of official reports to slowly return to normal. Had the shutdown been brief, we could have expected a flood of official economic reports on reopening. But the length of the hiatus means that it is no longer the case. Data won't have been collected — let alone compiled and prepared for publication — during the shutdown. So, delayed or even canceled reports are inevitable.
This week
Last Tuesday, the Bureau of Labor Statistics (BLS) announced, "The Producer Price Index for September 2025 will be released on Tuesday, November 25, 2025, at 8:30 AM Eastern Time. ... We will update the release calendar as new release dates are finalized."
Meanwhile, the Census Bureau says it will release September data for retail sales at the same time tomorrow. And the Conference Board is due to publish its November consumer confidence index a little later that morning.
That's three potentially mortgage-rate-moving reports on the same day this week. However, besides those, other data scheduled for this week rarely affect mortgage rates. So, tomorrow is the big day.Mortgage rates today
