Mortgage Rates Today, January 20, 2026: In a Short Week, the Fed's Favored Gauge of Inflation Stands Out

The average 30-year fixed rate mortgage is 6.2% today, an increase of 0.09% since yesterday. The 15-year fixed mortgage rate stands at 5.38%, up by 0.09%. The 30-year FHA mortgage now averages 5.66%, having risen by 0.12. Meanwhile, the 30-year jumbo mortgage rate is 6.67%, reflecting an increase of 0.03%.

The bigger picture

Mortgage rates inched up last week, despite what Freddie Mac said on Thursday. But they remain just over 6% for a 30-year fixed-rate loan, according to multiple sources. And that's incredibly close to a three-year low.

What's happening this week

"President Donald Trump said Saturday that he would impose a new 10% tariff on Denmark and seven other European countries until 'a Deal is
reached for the Complete and Total purchase of Greenland,'" reported NBC News that day. Those other countries include France, Germany and the United Kingdom, each of which is a major trading partner of the U.S.

Markets may well respond to the weekend announcement today. Earlier in the year, when tariff rates were raised, mortgage rates rose. However, markets are less sensitive to these events than they once were, partly because the severity promised doesn't always materialize later. We may also get a judgment from the Supreme Court this week concerning the legality of almost all tariffs introduced in 2025.

This week's star economic report is likely to be November's personal consumption expenditures (PCE) price index, due Thursday. Also that day,
we're expecting the first reading of gross domestic product for the third quarter of 2025.

Other reports due this week are less likely to affect mortgage rates, although some may have a limited impact.
